About the Role
Metropolitan Holdings is seeking a dedicatedMaintenance Supervisor (MS)to join our team in Grandview, OH. The Maintenance Supervisor is responsible for leading the maintenance operations of the community, ensuring the property is well-maintained, safe, and operating efficiently. This includes managing preventive and corrective maintenance, overseeing vendors, and delivering outstanding customer service to residents and team members alike.
Key Responsibilities
- Prioritize, assign, and complete maintenance work orders and service requests, including HVAC, plumbing, electrical, painting, carpentry, masonry, and grounds upkeep.
- Oversee and execute the make-ready/turn process to ensure units are move-in ready on time.
- Manage maintenance staff and vendor work to ensure quality, timeliness, and compliance with company standards.
- Conduct regular inspections of the property to identify repair needs and provide reports to the Property Manager and Regional Maintenance Supervisor.
- Purchase supplies and manage inventory while adhering to property budgets and company purchasing policies.
- Participate in budget preparation, track variances, and assist with special projects as needed.
- Provide training, supervision, and performance evaluations for maintenance team members.
- Participate in on-call rotation for after-hours emergencies, including evenings, weekends, and holidays.
- Maintain compliance with OSHA standards and all local, state, and federal building codes.

Preferred Qualifications
- High school diploma or equivalent required
- 13 years of maintenance management or supervisory experience preferred
- Advanced skills in HVAC, plumbing, electrical, carpentry, and painting
- Universal EPA Certification
- Strong project management, organizational, and communication skills
- Knowledge of OSHA standards and safety procedures (hazmat, eye protection, lock-out/tag-out, etc.)
- Must be detail-oriented, reliable, and able to work independently
- Valid drivers license and reliable transportation
- Ability to work overtime and on-call shifts as required
Work Environment
This position is based on-site at an apartment community and requires frequent interaction with residents, team members, and vendors. Typical work hours are between 8:00am 5:00pmwith weekend and overtime availability as needed.
Physical Requirements
- Ability to stand, crawl, crouch, stoop, squat, and kneel for extended periods
- Regularly lift and move objects up to 50 lbs
- Operate power tools and maintenance equipment safely
- Drive company or personal vehicle as required for work-related duties
