Job DescriptionJOB SUMMARY:

We are looking for an experienced Maintenance Technician who thrives in a fast-paced commercial office environment and is dedicated to delivering high-quality service. In this role, you will ensure the proper maintenance and care of our properties, as well as aid in the facilitation of construction/renovation projects of tenant suites. You will ensure all work is completed in a professional and efficient manner. You will work directly with the Property Manager and work cooperatively with the Assistant Property Manager and other Maintenance employees regarding the operations of all properties.

EENTIAL DUTIES/RESPONSIBILITIES:

Includes the following but are not limited to the job specifications contained herein. Additional duties or functions may be required that can be performed safely as deemed necessary.

· Ensure service requests are completed on a timely basis. Perform related duties as required.
Participate in emergency service work after hours as needed.

· Act as the primary person in the completion of all preventative maintenance at all properties, which include but are not limited to:

  • Inspect and maintain building exteriors including portico drains & lighting, rooftop
    drains, entryways, doors/frames/glass, flags
  • Inspect and maintain parking lots throughout including trash pickup, catch basins, exterior lighting
  • Inspect and maintain HVAC equipment including boilers and related pump motors, air handlers, condensing units, condensing lines
  • Schedule semi annual furnace filter replacements (Jan and July)
  • Inspect and maintain, as possible, all elevators including doors, interior of cabs, interior lighting, elevator phones.
  • Perform required monthly elevator recall tests
  • Check and maintain building interiors including common area lighting, ceiling tiles, door closers, emergency lighting, building ventilation
  • Conduct restroom inspections including drains, lighting, fixtures
  • Perform required monthly fire inspections
  • Check/clean/sweep telephone closet areas
  • Maintain cleanliness of mechanical rooms


· Monitor and control supplies and equipment; submit requests to order supplies and tools to Property Manager as necessary

· Enforce building and safety regulations for other employees, contractors and vendors working on-site.

· Assist in the coordination of construction projects, remodels and other special projects.

· Assist with contractors who are on-site providing contract services.

· Investigate complaints and recommend corrective action as necessary to resolve complaints.

QUALIFICATIO

Knowledgeof:

- Operations, services, and activities of building maintenance and repair. Materials, methods, terminology, equipment and tools used in the maintenance, repair of the building structures and systems. These include but are not limited to those used in performing general carpentry, plumbing, HVAC, electrical, mechanical and painting.

- Equipment, tools and materials used in property maintenance activities

- Pertinent local, state and federal laws, ordinances, codes and rules
