Job DescriptionJob Title: Property Maintenance Technician
Payrate - $21/HR
Summary:
The Property Maintenance Technician is responsible for performing daily maintenance operations and repairs for a multifamily residential community. This role ensures that all buildings, systems, and grounds meet safety, operational, and aesthetic standards. The technician must deliver prompt, professional, and high-quality work and be available for on-call rotations and emergency responses outside of regular hours.
Essential Duties:
Perform routine inspections and preventative maintenance on building systems.
Diagnose and repair HVAC, plumbing, electrical, and other mechanical issues.
Complete carpentry, painting, drywall, and general repairs.
Prepare vacant units for new tenants within three business days.
Maintain common areas and exterior grounds for cleanliness and curb appeal.
Collaborate with the Property Manager on inspections and maintenance planning.
Accurately document work orders, parts used, and time spent.
Participate in on-call rotations and handle after-hours emergencies.
Assist with seasonal maintenance such as snow removal and landscaping.
Qualifications:
Knowledge of building systems, codes, and safety regulations.
Skilled in using hand and power tools and diagnostic equipment.
Strong troubleshooting and problem-solving skills.
Ability to lift 50+ lbs. and work in various environmental conditions.
High School Diploma or GED required.
At least 3 years of maintenance or trade experience.
Valid drivers license and reliable transportation preferred.
