Maintenance Technician

Job Description
Position Overview As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also be responsible for helping the maintenance team with special projects. The Maintenance Technician I is responsible for maintaining the overall condition of the property, including, but not limited to exteriors, common areas, vacant units, floor care, and trash removal, as well as for the property surrounding the building(s), including litter pick-up, janitorial duties, sidewalk clearing, and snow removal in a safe, attractive, and comfortable condition. Performs preventative maintenance and corrective maintenance. Maintains relationships with current and prospective residents and any vendors working on site. The position reports to the Maintenance Supervisor (on properties with over 300 units) or the Property Manager (on properties with less than 300 units).
Essential Functions and Responsibilities
<ul>
<li>Clean/restore recently vacated apartment homes.</li>
<li>Help maintain the cleanliness of the facility and grounds </li>
<li>Change bulbs, locks/keys.</li>
<li>Must be able to install or assist with the installation of appliances </li>
<li>Exterior/ Interior painting and caulking, light drywall repair </li>
<li>Ability to physically manage painting, pressure washing, blower breezeways, and parking lots</li>
<li>Walkthrough upcoming or newly vacant units to forecast repairs. </li>
<li>Walk completed units to create “punch” lists or quality control checklists.</li>
<li> Assist with the removal of trash or belongings in vacant units.</li>
<li>Perform quality control on all systems, appliances, and aesthetics (e.g., matching knobs, closet rods installed, blinds are the same color/style, etc.) to ensure the apartment meets move-in standards.</li>
<li>Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates and other items as assigned.</li>
<li>Assist with the diagnosis and assist with minor and routine maintenance/repair, as directed, involving, but not limited to: </li>
<li>Electrical and plumbing (including water lines) </li>
<li>A/C and heating systems (both electric and gas) </li>
<li>Electric and gas appliances (washers, dryers, stoves, ovens, refrigerators, water heaters, etc.) </li>

Purpose: Reports to the Center Culture Director. Ensures the security and safety of students and staff, buildings, vehicles, and property by checking persons, center grounds, doors, windows, lighting, appliances, equipment, locks, and emergency equipment. Performs dispatch, guard, and administrative duties to assist in the protection of life and property against theft, misappropriation, fire, flood, or similar disaster.
Your Responsibilities:
<ul>
<li>Tests fire and intrusion alarms; reports malfunctions.</li>
<li>Conducts search and seizures in dormitory.</li>
<li>Confiscates contraband, weapons, etc., and delivers confiscated items to the Safety/Security Manager for proper disposal.</li>
<li>Assists center staff and law officers in controlling disturbances; investigates and prepares reports as needed.</li>
<li>Transports students on a scheduled or emergency basis.</li>
<li>Assists in transporting ill and/or injured students, staff, or others requiring medical attention.</li>
<li>Investigates accidents and prepares accident reports.</li>
<li>Maintains student accountability.</li>
<li>Informs staff and students of unsafe practices and conditions.</li>
<li>Provides security gate/desk coverage; ensures that proper check-out and check-in procedures are followed.</li>
<li>Performs enforcement duties in accordance with federal law, state statutes, and center rules and regulations in order to maintain the peace and safety of students and staff.</li>
<li>Patrols buildings and grounds to ensure the safety and physical security of buildings and property by checking doors, windows, lights, electrical appliances, equipment, locks, and emergency equipment.</li>
<li>Maintains a log of findings and corrective actions taken.</li>
<li>Checks identification of personnel seeking entrance to or exit from grounds and permits or denies entrance or exit according to established policies and procedures.</li>
<li>Responds to fire alarms, takes necessary steps to report fires, assists in suppressing fires, and resets alarm equipment.</li>
<li>Sets up and checks operation of intrusion alarm systems in buildings as required.</li>
<li>Assists staff and law enforcement personnel in controlling disturbances; takes initial reports and conducts preliminary investigation of crimes.</li>
<li>Models, mentors, and monitors the positive normative culture of the center.</li>
<li>Acts as a responsible custodian for assigned center property.</li>
<li>Reports violations of ethical behavior.</li>
<li>Suggests opportunities for continuous operational improvement and reduction of waste.</li>
<li>Identifies and reports environmental health and safety concerns.</li>

Requirements
<ul>
<li>Education: High school diploma or equivalent and two years of related experience. Associate’s degree in criminal justice is desirable and may be substituted for experience.</li>
<li>Experience: One year of experience in firefighting, law enforcement, or safety and security desired. Previous experience working with youth preferred</li>
</ul>
Skills/Abilities:

Minimum Eligibility Qualifications
• A valid driver's license in the state of employment with an acceptable driving record is required

The Cleaner is responsible for keeping assigned buildings clean, disinfected, and in an orderly condition.
Typical duties include: Dispose of trash and recyclables, high and low dusting, glass cleaning, sweeping, mopping, vacuuming and sanitation/disinfecting of surfaces and restrooms.
